Hot Water Heater Maintenance

Da Vinci Remodeling Maintenance Tip

February 5, 2009

Simple maintenance could increase your hot water heater's life by a multiple of two, three or possibly four.

Flush each hot water heater at least once a year – twice a year is better.

Steps:

1.  Turn off the gas or electricity.

2.  Close the cold water intake valve.

3.  Attach a hose to the tanks drain valve and prepare a five gallon bucket to receive

the water flushed.  You could flush directly to a floor drain, sink or outdoors, but we

prefer a bucket so you can clearly see the sediment flushed.

4.  Open the drain valve (caution this water could be very hot) and one other hot

water faucet in the house to let air in.

5.  Open the cold water intake valve and flush until water runs clear (typically 5

     gallons or less).

6.  Close drain valve to begin filling of tank.

7.  Once water runs steadily from other open hot water faucet, close it.

8.  Once tank is full, restore power.

Additionally, you should test the pressure relief valve once a year.  This valve is designed to automatically relieve excess pressure in the tank.

Steps:

1.  Stand clear of relief valve piping (this should be run down the tank to the floor and

     to a floor drain).

2.  Lift manual lever on relief valve.  Water should run out.

3.  Return lever to off position.  Water should stop running.

Please exercise caution when performing hot water heater maintenance.
